A lot of older homes in this area had underground oil tanks for the heating system. Over time most of these systems were updated to natural gas heat or a heat pump, but the tank is still there. This can become a major issue when it’s time to sell your house since EPA standards have become much more strict and insurance companies may want the tank closed by professionals or removed all together. This can cost thousands, but what most people don’t know is that there is a state funded program than may drop your costs to only $500!

How do I know if I have a tank?

Underground fuel tanks are usually buried on the side or rear of the house, and will be close to the house. You can spot the tank easiest by looking for the vent pipe which will be located right next to the house. Keep in mind, previous owners may not have followed code, so the tank vent pipe may be cut off, so look at ground level also. There will also be a fill pipe located on your property.

oil-tank-removal-3_resizeIf you do have a tank and know that it’s not in use, you may want to get it taken care of now before it becomes an issue when you’re trying to sell, and yes this will come up on a home inspection. The good news is that 90% of these leak! Doesn’t seem like good news, but it is for you. If your soil is tested and the tank has leaked, you qualify for the state program. Then you only pay $500 for the services. Cat 1: Close in place, or Cat 2: Remove the tank and the contaminated soil.
